Which DFW Luxury Market Is Right for You?

If you are searching for luxury real estate in the Dallas-Fort Worth area, two communities consistently rise to the top of the conversation: Argyle and Southlake. Both offer exceptional quality of life, top-rated schools, and access to upscale amenities. But they deliver that lifestyle in distinctly different ways.

As a luxury real estate agent who serves both communities, I work with buyers daily who are weighing these two options. Here is an honest comparison to help you determine which one fits your family best.

Location and Accessibility

Argyle is located in southern Denton County along I-35W and Highway 377. It provides direct access to the Alliance corridor, Denton, and the northern DFW suburbs. DFW International Airport is approximately 30 minutes away.

Southlake sits in northeast Tarrant County at the intersection of Highways 114 and 1709. It offers closer proximity to DFW Airport (approximately 15 minutes) and easier access to the mid-cities area, Grapevine, and Westlake.

Verdict: Southlake wins on airport proximity and highway access. Argyle wins for buyers who want a buffer from urban density while still being connected.

Schools and Education

Argyle ISD is a smaller district that consistently earns top marks from the Texas Education Agency. The district is known for its tight-knit community feel, strong athletics programs, and high academic achievement. The smaller class sizes and personal attention attract families from across the metroplex.

Carroll ISD (Southlake) is one of the most recognized school districts in Texas. Carroll Senior High School regularly ranks among the top public high schools in the state. The district offers extensive AP programs, championship athletics, and world-class facilities.

Verdict: Both districts are excellent. Carroll ISD has a larger reputation and more extensive programs. Argyle ISD offers a more intimate, community-centered experience.

Home Prices and Value

Argyle offers a wider price range, from the mid-$400s in master-planned communities like Harvest and Canyon Falls to over $3 million for custom acreage estates. The median home price in Argyle is generally lower than Southlake, and buyers get significantly more land per dollar.

Southlake has a higher median home price, typically ranging from the $700s to well over $5 million in premier neighborhoods. The market is more established and homes tend to hold their value strongly due to the Carroll ISD premium and limited new inventory.

Verdict: Argyle offers more value per square foot and significantly more acreage options. Southlake commands a premium but delivers a more established luxury market with stronger resale history.

Lifestyle and Community Feel

Argyle maintains a distinctly rural character. There are no big box retailers within the town limits, and the community values open space, equestrian properties, and a slower pace of life. Local events, Friday night football, and neighbor-to-neighbor relationships define the Argyle experience.

Southlake offers a more upscale suburban lifestyle centered around Southlake Town Square, a mixed-use development with designer shops, restaurants, and entertainment. The community hosts regular events, has extensive parks and trail systems, and provides the conveniences of an established luxury suburb.

Verdict: This comes down to personal preference. Argyle suits buyers who want land, privacy, and rural charm. Southlake suits buyers who want walkable luxury amenities and a polished suburban environment.

Property Types

Argyle is known for acreage properties, custom estates, and newer master-planned communities. Buyers can find everything from 1-acre homesites to 20-acre ranches. The building market is active with several builders offering custom and semi-custom options.

Southlake features primarily established luxury homes on smaller lots (typically 0.25 to 1 acre), with some gated communities and a handful of new construction options. The inventory skews toward move-in-ready estates.

Verdict: If you want acreage or new construction flexibility, Argyle is the better choice. If you want a move-in-ready estate in an established neighborhood, Southlake delivers.

The Bottom Line

Both Argyle and Southlake are outstanding places to call home. The right choice depends on your priorities: more land and value (Argyle) versus established luxury amenities and school prestige (Southlake).
